A great agent knows not only the data but also how these factors impact market behavior. Keep in mind great agents try to stay up to date on local developments but there are some areas that change daily and it may not be their first priority to read in detail about the local expansions. Don’t hold a lot of weight on that, if the area is trending drastically they need to be focused on the real estate aspect first and your needs second and the cities changes last.

Keep in mind that they are human just like you and need rest as well. I would hope that all agents set business hours and make it apart of their first meeting to go over their availability. Make sure that their hours work for you and the plan on which they communicate works for you to. Don’t expect the agent to answer the phone at 2 am. A sleep deprived and stressed out agent and client make for a bad situation and no one ends up happy. I want everyone to enjoy their property buying experience.

I will give you an idea, if an agent has been an agent from 2010-2019 then they have negotiation skills most new agents do not. I can tell you from my own experience that having to negotiate with banks on short sales and foreclosures during that time, built a strong negotiation mindset for myself. I learned skills that agents these days never will or haven’t yet. most new agents tell their clients highest best will win, but that is not advocating for you, that is a skill-less trait and does not help the clients enter into contracts. Who wants to spend more than a home is worth just because its easiest for the agent. Unless the seller is requesting an offer like that, your agent should be talking you through contingencies and the best price for you.
